Everything to Know About Commercial Demolition

TYPES OF DEMOLITION

 

There are four types of demolition that can occur on your commercial structure. 

 

  1. Selective Demolition is where the crew has been given instruction on demolishing only a section of the structure. The remaining portions of the structure are in good quality and have been chosen to remain intact for the new structure.

  2. Interior Demolition occurs when the owner chooses to keep the frame of the old structure and gut the inside. Oftentimes, the exterior is historically significant to the community and therefore, is preserved. 

  3. Total Demolition is a complete removal of the entire structure. The old structure is not suited for the purpose of the new one. 

  4. Deconstruction happens when the owner of the property wants to keep or repurpose pieces of wood or other architectural features of the building being demolished. The crew will dismantle the structure in pieces taking care to remove each section for later use.

 

THE DEMOLITION PROCESS

  •  Survey
    Often, the first step in demolishing a commercial property is a survey of the site. A specialist will evaluate the structure being demolished, and the surrounding area, taking note of traffic concerns, hazardous materials, and what machinery and number of team members are needed to complete the project.

 

  • Permits
    The excavating company will then request the proper permits from the local city or state government to ensure a safe demolition as well as the coordination with local utilities and service agencies. 


  • Safety
    Next, the team will establish a safety plan. This may include the removal of hazardous materials from the site, placing proper fencing around the perimeter, and notifying the community of the upcoming demolition especially if explosives are to be used. 

 

  • Clearing
    The team will then begin the pre-demolition work of clearing out the structure. All interior items will need to be removed if the project is a total demolition or an interior demolition. 

 

  • Demolition

  • Removal of Debris
    Finally, the removal of debris will begin. The materials to be repurposed will be separated from the materials being disposed of. In the event of a deconstructive demolition, the materials will be preserved and reused per the owner. 

 

THE COST OF DEMOLITION

The cost of demolishing a commercial building average between $4 - $8 per square foot but there are a variety of factors that can alter the cost. 

 

  • Location. In large cities and near the coast the cost increases.
  • Amount of square footage. As the measurement increases, the cost decreases.
  • Hazardous materials. If these must be removed, the cost increases. 
  • Building materials. Wood structures would be less to demolish than concrete.
  • Removal of debris. Hauling off the debris adds to the cost.
